Early check In Fees apply: Before noon: 1/2 days charge/Noon to 3: $1.00 each hour before 3pm

We don’t mind if you want to take one last ride, but you must clear out your room, unplug your RV, clean out stalls and ask the Manager where to park your vehicles.
ALL ROOMS, CABIN AND RESTAURANT ARE NO SMOKING BY TENNESSEE LAW. VIOLATORS WILL BE CHARGED EXTRA!!
- Deposits equal to following: 1-3 nights stays = 1 nights total charges/4 or more nights = 2 nights total charges.
- All guests must check in at THE HITCHING POST GENERAL STORE
and present your current NEGATIVE COGGINS PRIOR to any horses being unloaded, no exceptions.
- STALL FEES - YOU WILL BE CHARGED FOR THE NUMBER OF STALLS YOU HAVE RESERVED.
We will make one change per reservation without a charge in regards to stalls. All other changes thereafter will be charged $5.00 per change.

CANCELLATION POLICY
Reservation of 4 days or less, Not incl Holiday Weekends, 127 Yard Sale or month of October: Cancellation of at least 14 days prior to arrival date - refund less $25.00 cancellation fee. Cancellations of less than 14 days, refundable less cancellation fee, only if we are able to fill reservation. No Guarantees
Reservation of 5 days or more, No Holiday Weekends, 127 Yard Sale or month of October: At least 30 Days cancellation prior to arrival date - Refund less $25.00 cancellation fee. Cancellations of less than 30 days, refundable less cancellation fee, only if we are able to fill reservation. No Guarantees
All Holiday Weekends, August 127 Yard Sale & Month of October Reservations must be prepaid at least 60 days prior to arrival date. No cancellations or refunds after 60 days prior to arrival date, however, if you notify us in writing or email that you cannot make your reservation AND we are able to re-book your reservation for the minimum length of your original reservation, we will make a full refund, less $25.00 cancellation fee. We will do our best, but No Guarantees
- No refunds for early departures regardless of the reason.
- Rates subject to 5% hotel and 9.5% state tax, and are not included in prices.
- All payments be made with cash, check or money order. We will hold reservations with credit or debit cards.
Reservation deposits not received with 7 days will be assumed cancelled.

NO TRUCKS, CARS OR HORSE TRAILERS ALLOWED INSIDE PADDOCKS and once your truck is disconnected from your living quarters trailer, please park on the gravel until time to leave.
- NO SMOKING INSIDE rooms, cabins or barn areas. Please dispose of your cigarette butts properly.
- No plants or trees are to be cut or removed from premises.
- Firewood is available at The Hitching Post General Store
- Rooms 1,2 and 3 are NO COOKING ROOMS. No microwave, hot plates or toaster ovens.
- All fires and grills must be at least 10 feet from buildings and trees.
- Problems with your accommodations? Please advise the Jim or Claudia, we will do our best to take care of the problem as
quickly as possible. Although we appreciate the offer, Please do not attempt to make repairs yourself.
- Fentress County is “semi-dry”. Beer is sold at "The Hitching Post" across the street. Bring your if you desire any other.
- No devices from home VCR or DVD players without prior approval and additional charge. For $2.00 per movie a limited
number of VCR and DVD players are available for rent and we will install them for you. First come, first serve. Satellite TV available upon request, but limited, first come, first serve.
- $5.00 refundable key deposit will be collected on room keys.
- Fishing is allowed in ponds. Eat what you catch or release. Please dispose of all litter properly.
- No swimming allowed in ponds. There are several public pools nearby. Check with Manager.
- We are not responsible for accidents, lost or stolen property. Guests are responsible for their own property.
CHILDREN:
- Children are to be supervised at all times.
- Parents that do not make children behave will be asked to leave.
- Guests are responsible for all accidents and damages.
- Additional $5.00 charge for children over 3 and under 10 in rooms, RV's or Tents.
HORSES and BARNS:
- Proof of negative coggins test required prior to removal of horses from trailer.
- Stallion stalls available.
- Stalls must be maintained during your visit. We collect a $10.00 stall cleaning deposit,
refundable after stalls are cleaned prior to departure.
- Stall Cleaning Service now available for $4.00 per day (not including new shavings). Service must be
booked at time of check in or you will be charged additional for cleaning later.
- Barns include water, electric, and wheel barrels
- Bring your own buckets,stall Forks, food and bedding. We do sell bedding, sweet feed and hay and have
forks for rental or purchase.
- Horses are only allowed loose in paddocks for 20 minutes MAXIMUM. No horses allowed after sunset.
- .No horses allowed out when paddock is wet. Guest are required to clean up paddocks of manure.
- Please do not empty water buckets in stalls
- No lunging of horses within paddocks. Please use the Round Pen in Lot E.
- Guests are responsible for all damages caused by horses to property and other guests.
PETS in Lodge Rooms:
- Additional Charge of $50.00 per pet (1/2 for non-refundable cleaning fee and 1/2 deposit against damages).
- $25.00 will be refunded provided no damage is found after check-out. If we do not have time to
check the room prior to your departure, refund will be made by mail within 1 week. Checking the room prior to your departure is at the discretion of the Manager.
Rules that must be followed (and we will be checking): Cage with proper flooring is provided for each pet. A small fence stretched from one wall to another is not a cage. Pet is inside cage when alone in room. Pets are not allowed on beds or furniture No puppies in training or untrained dogs allowed loose in room at any time. Pets will be directed out away from Lodge, parking lots and areas where people might walk for potty.
- Pets are welcome in your vehicle, stall or trailers. Dog run is available on first come, first serve basis.
