BIG SOUTH FORK LODGE GENERAL POLICY (See 127 Corridor Sale for exceptions during that period)
- CHECK IN: From 4:00 PM Central Time Early check in is possible, but there may be an additional charge. Before Noon 1/2 day charge.
Noon-3:00 PM $1.00 per hour extra.
- CHECK OUT: 11AM Central Time - We don’t mind if you want to take one last ride, but you must clear out your room and stalls. Ask Manager
where to park your vehicles.
- Deposits equal to following: 1-3 nights stays = 1 nights total charges
4 or more nights = 2 nights total charges
EXCEPT the Month of October, Holiday Weekends and August Sale where total charges are due at least 90 days prior to arrival date and are non-refundable.
- MINIMUM NIGHTS: 2 Nights Minimum Holiday Weekends and Month of October.
- All guests must check in at the office and sign a waiver of liability form prior to any horses being unloaded, no exceptions.
- SENIOR DISCOUNTS: 10% discount with picture ID and cash payments for age 60 & over on lodging, sites and stalls only.
Discount applies to the senior citizen only, not reservations made by senior for others.
- Weekly Rates upon request.
- STALL FEES - YOU WILL BE CHARGED FOR THE NUMBER OF STALLS YOU HAVE RESERVED. We will make one change per reservation
without a charge in regards to stalls. All other changes thereafter will be charged $5.00 per change.
Less than 30 days prior to arrival: No refund, unless we are able to refill cancellation exactly as reserved, then balance less $25.00 cancellation fee applied towards future visit within 1 year. (Not incl Aug Sale or Month of October)
30 or more prior to arrival: balance less $25.00 cancellation fee applied towards future visit within 1 year. (Not incl Aug Sale or Month of October). August Sale & Month of October have 90 days prior to arrival cancellation requirement, less $25.00 cancellation fee with balance applied towards future visit within 1 year. Balance of August Sale & Month of October bookings must be paid in full a least 90 days prior and thereafter are non-refundable.
- No refunds for early departures.
- Rates subject to 5% hotel and 9.5% state tax, and are not included in prices.
- All payments be made with cash, check or money order. We will hold reservations with credit or debit cards. Reservation deposits
not received with 7 days will be assumed cancelled.
Rates subject to change without notice. NO TRUCKS, CARS OR HORSE TRAILERS ALLOWED INSIDE PADDOCKS and once your truck is disconnected from your sleeping quarter trailer, please park on the gravel until time to leave.
- NO SMOKING INSIDE rooms, dining room or barn areas. Please dispose of your butts properly.
- No plants or trees are to be cut or removed from premises.
- We sell firewood or bring your own.
- Rooms 1,2 and 3 are NO COOKING ROOMS. No microwave, hot plates or toaster ovens.
- All fires and grills must be at least 10 feet from buildings and trees.
- Problems with your accommodations? Please advise the Jim or Claudia, we will do our best to take
care of the problem as quickly as possible. Although we appreciate the offer, Please do not attempt to make repairs yourself.
- Fentress County is “semi-dry”. Beer can be purchased outside of Jamestown. Bring your own if desired.
- No devices from home VCR or DVD players without prior approval and additional charge.
For $2.00 per movie a limited number of VCR and DVD players are available for rent and we will install them for you. First come, first serve. Satellite TV available upon request, but limited, first come, first serve.
- We collect $10.00 stall deposit if you do not schedule cleaning service ($3.00 per day per stall)
Stall deposit is refundable after you strip your stall prior to departure.
- $5.00 refundable key deposit will be collected on room keys.
- Fishing is allowed in ponds. Eat what you catch or release. Please dispose of all litter properly.
- No swimming allowed in ponds. There are several public pools nearby. Check with Manager.
- We are not responsible for accidents, lost or stolen property. Guests are responsible
for their own property.
CHILDREN:
- Children are to be supervised at all times.
- Parents that do not make children behave will be asked to leave.
- Guests are responsible for all accidents and damages.
- Additional $5.00 charge for children over 3 and under 12 in rooms, RV's or Tents.
HORSES and BARNS:
- Proof of negative coggins test required prior to removal of horses from trailer.
- Station stalls available.
- Stalls must be maintained during your visit. We collect a $10.00 stall cleaning deposit,
refundable after stalls are cleaned prior to departure.
- Stall Cleaning Service now available for $3.00 per day not including new shavings.
- Barns include water, electric, manure fork and wheel barrels
- Bring your own buckets, food and bedding. We do sell bedding, sweet feed and hay.
- Horses are allowed loose in paddocks for 20 minimum to roll after bath.
- Please do not empty water buckets in stalls.
- No horses allowed out of stalls after dark or over night.
- No horses allowed out when paddock is wet. Guest are required to clean up paddocks of manure.
- No lunging of horses within paddocks. Ask Manager where to lunge your horse.
- Guests are responsible for all damages caused by horses to property and other guests.
PETS:
- Non-refundable $20.00 pet charge applies per pet
- It is advisable to leave pets at home in someone else's care.
- Pets allowed inside rooms or cabins only in a crate/cage. Pets are not to be loose in room or on furniture.
- Dogs must be on leash at all times outside.
- A Dog run is available on a first come first serve basis.
